Tract 1:

118.08 acres (Sec. 16 T14N-R10W)

Located three miles south of Jacksonville, one mile east of Illinois Route 267 on south side of Old Lake Jacksonville Road. A flat to sloping cash crop producing parcel improved with underground tile and dry dams.

Tract 2:

77.36 acres (Sec. 2 T15N-R11W)

Located three miles northwest of Jacksonville, on south side of Mt. Zion Road, flat to sloping cash row crop producing acres, limited acres of woodland with outdoor recreational appeal, improved with underground tile and dry dams.

Auction Terms:

Buyer(s) will execute electronic file purchase agreement, immediately following end of auction. Buyer(s) will pay 10% of purchase price as down payment due on Friday, December 4, 2020 with Attorney Richard Freeman.

Option 1: Balance of purchase price payable at closing on or before December 30, 2020.

Option 2: Additional 40% of purchase price payable on or before December 30, 2020, with remaining 50 % due at closing on or before January 8, 2021.

Option 3: Balance of purchase price payable at closing on or before January 8, 2021.

Tracts will sell by the acre in order, full possession at closing.

Sellers will convey by Merchantable Deeds and furnish title insurance for amount of purchase price. Procurement of financing shall be the sole responsibility of the Buyer(s) and must be obtained prior to the date of auction.

Real estate taxes: 2020 taxes payable in 2021 to be paid by Sellers by giving Buyer(s) a credit against the purchase price based on 2019 taxes paid in 2020 or best available information, Buyer(s) to assume 2021 and subsequent taxes.
