TRACT ONE

Description:

Tract One is 120.238± surveyed acres of mostly tillable with some grass and grass waterway. The southern portion is mostly flat with a slight slope to the east and then to the northwest. There is a large grass, mostly flat bottom, waterway with a concrete drop box and earth dam, with water moving northward.

FSA records indicate 108.1± acres 89.9% tillable with a PI of 136.3.

Location:

Tract One is located on the northwest corner of the intersection of Sunnyside Road and Apples Road, one and three-quarters of a mile east from Concord Road.

TRACT TWO

Tract Two is a 185.223± surveyed acre combination parcel of flat, tillable on the north side to sloping, tillable with woodland fingers on the southern portion. This tract is perfect for the outdoor enthusiast with recreational and hunting opportunities. Tract Two borders Tract Three on the southeastern portion. The tract slopes to the south and southeast with a draw of woodland running from the southeast to the northwest. There is a four-acre livestock feed area in the southwest corner with an old wooden barn, an open to the south livestock shelter, and two small, older grain bins. This area of the tract has electric and water. There is rural water on the east side of Apples Road.

FSA records indicate 124 acres tillable with a PI of 129.2, 6.3 acres of grass north of the feedlot, and 9.7 acres of grass east of the feedlot – both having been used for hay production.

Tract Two is located directly east of Tract One on the northeast side of the intersection of Sunnyside Road and Apples Road extending north three-quarters of a mile.

TRACT THREE

Description:

Tract Three is 60.581± surveyed acres of rolling and sloping grass pasture. The tract has sloping grass with a wooded draw running from the south to the north with culvert crossings. There is electric service at the southeast corner of the tract. The grazing acres have been mowed, with brush under control, a hard-to-find desirable pasture for grazing. The creek has provided water for livestock over the years. Tract Three also has the potential to be a large, new home site, located less than five miles from Jacksonville. There are several homes on acreage in the immediate area. Tract Three also includes a large pond and recreational activity opportunities.

Location:

Tract Three is located directly east of Tract Two on the north side of Sunnyside Road. There is access to the southeast corner of Tract Three from Route 67 at Marnico Village, two miles north on Mt. Zion Road, at the first curve.

Auction Terms:

All announcements made on auction day take precedence over any prior electronic, oral or written advertising. All information provided here and in printed advertising pieces is believed to be accurate; however, no liability for inaccuracies or omissions is assumed. All lines drawn on maps and photographs are approximate and for demonstration purposes. There are no expressed or implied warranties pertaining to the properties. Parcels are being sold “as is” and are subject to all easements written or unknown.

Tracts have been surveyed and will sell in order; not offered together or in any combination. Each tract will be sold by the acre based on surveyed acres, with the auctioneer reserving the right to set bid increments. Buyer(s) should identify all information to their satisfaction. Bidding is not contingent upon financing, inspection, or an appraisal.

Immediately upon conclusion of auction, Seller and Buyer(s) shall execute a purchase agreement with Buyer(s) to pay Ten Percent (10%) of purchase price as a non-refundable down payment. Balance due at closing on or before September 6, 2024. Seller will provide title insurance in the amount of the purchase price. Seller will convey by Trustee’s deed.

Real estate taxes pro-rated: 2024 taxes payable in 2025 to be paid by Seller by giving Buyer(s) a credit against the purchase price based on best available information, Buyer(s) to assume 2025 and subsequent taxes.

Possession: Tract One Buyer will assume possession upon conclusion of the 2024 harvest. Tract Two Buyer will assume possession of tillable acres upon conclusion of the 2024 harvest and possession of feedlot and buildings on February 28, 2025. Tract Three Buyer will assume possession February 28, 2025.
